A Reliable Price Begins with a Clear Scope

Construction cost cannot be determined accurately from floor area alone. The final price depends on structure, finishes, services, site conditions, transport, approvals, taxes and the responsibilities included in the quotation.

Two projects with the same floor area can have very different budgets because one may require premium glazing, multiple bathrooms, weak-ground foundations, specialist services or difficult site access.

HCD prepares project-specific quotations based on the information available at the time of pricing. More complete information normally produces a more accurate and useful quotation.

How much does a container house cost in Sri Lanka?

The price depends on container size, number of modules, layout, bathrooms, finishes, foundations, transport and site conditions. A project-specific quotation is required for an accurate figure.

Why can’t construction be priced by square foot only?

Two buildings with the same area may have different heights, structures, services, glazing, finishes, foundations and access conditions.

Is hybrid construction cheaper than RCC?

It can be more efficient for suitable projects but the final comparison depends on design, programme, finishes, site and total scope.

Are foundations included in the quotation?

They may be included when the scope and soil assumptions are defined. Special foundations or unexpected ground conditions may be separate.

Is transport included?

Transport may be included or quoted separately depending on location, route, permits, escorts and crane requirements.

Are taxes included?

The quotation should clearly state whether VAT, SSCL or other applicable taxes are included or added separately.

How long is a quotation valid?

Can a project be built in stages?

Is engineering included?

Engineering may be included according to the agreed scope. The quotation should state what design and professional services are covered.

Can I customise the design?

Yes. Customisation may affect structure, fabrication, materials, services, programme and final price.

Is furniture included?

Loose furniture is normally excluded unless specifically listed in the quotation.
